Aggrieved by the action of the Respondent No..4 not receiving, registering and releasing the Sa-le Deed in favour of the prospective purchasers placed by the Petitioner for Flat No.lol, lO2, 103 over 1"t Floor, Flat No.201,2O2, 2O3 over 2"d Floor, Flat No.30 1,302,303 over 3'd Floor, Flat No.401, 4O2,4O3 over 4th Floor, Flat No.50 1, 5O2, 503 over 5tn Floor, altogether admeasuring to an extent of 432 Sq. Yards equivalent to 36 1. 15 Sq. Meters, Sy.No.198/3, situated at Manikonda Jagir Village, Galdipet Mandal, (formerly Rajendra Nagar Mandal), Ranga Reddy District, the petitioner filed the present writ petition.

3. The Assistant Government Pleader has stated that the respondents will follow the procedure contemplated ., SK, J wP 30946 2024 under Section 71 of the Registration Act, 1908 (for short, 'the Act, 1908).

The Section 71 of the Act, 1908, reads as follows: Reasons for refusal to register to be rccorded.- (1) Every Sub-Registrar refusing ro register a document, except on the ground that the propcrty to which it relates is not situated within his sub- district shall make an order of refusal and recorded his reasons for such order in his Book No.2, and endorse the words "registration re[used" on the document; and, on application made by any person executing or claiming under the document, shall, without payment and unnecessary dclay, give him a copy of the reasons so recorded. (2) No registering officer shall acccpt for registration a document so endorscd unless and until, under the provisions hereinafter contained, the documenl is directed to be registcrcd.

5. In view of the above made submissions coupled with the provision under Section 71 of the Act, 1908, this writ petition is disposed of directing the Registering Authorit_v to receive, register and release the subject document, subject to the petitioner complying with the provisions of the Act, 1908 as well as the Indian Stamp Act, 1899. It will be open 3 SK, J wP 30946 2024 to the Registering Authority to refuse the document if he has anY objection, bY dulY presented before him, assigning reasons ln support of such decision and communicate the said decision to the petitioner' It is made clear that this Court has not expressed any opinion on merits of the case as to the entitlement of the petitioner to get the subject document registered
