Aggrieved by the action of rcspondent No.6 in passing thc refusal order No.4O /2025 dated 24.09 .2025 in furtherarrce of the lel-ter dated 30.1O.2024 uide Lr.No.Bl9363l2024 in respect of all the Commcrcial Plot Nos.B,9, 10, 11,14, 16, 17, 18 arrd l9 of A ernd B Blocks, land admeasuring 45O.OO Squarc yards (or 376.26 Square Meters - each plot having 50.O0 Square Yards), in Sy.No.135 Part-2, situa(.ed at Goutham Nagar Layout, lidr-rlanagulapally Village, under the City Municipal iimits of Tellapur Municipality, Ramachandrapuram Maldal, Sanga l Reddy District. Telangana State, in the proh l.itory list undcr section 22 (Al ct|'Registration Act, the petitioner -rled the prescnt Writ Petition.

Learned counsel for the petitioner subl r ts that he has purchased the property bearing plot Nos.g, 9 10, Il, 14, 16, 17, 18 and 19 of A and B Blocks, land adn t:asuring 45O.OO Sq.yards in Sy.No. 135 part-2, situated at ( ioutham Nagar Layout, Edulanagulapally Village, under th< City Municipal iimits of Tellapur Municipa_lity, Ramachandr rlturam Mandal, Sanga Reddy District, Telangana State and c r,lcuted the sale deed on 23.09.2025. The respondent No.6 rt,frrsed to registcr the document presented for registratio r r citing letter No.B/9363/2024 dated 3O.LO.2O24 issued by t:spondent No.S_ Tahsildar, Rarnachandrapuraln. It is submitte :. that basing on a similar refusal order, a Writ petition uide W ]:.No.3g of 2O2S has been filed by the petitioner therein and this court uide order dated 10.01.2025 has set aside the impu,l.ed letter dated 30.1O.2024, therefore, learned counsel req I :sted to pass similar order in the present Writ petition also. 4. On the other hand, learned Assistalt Government pleader lor Stamps and Registration did not dispute the orders passed by this Court in W.P.No.38 of 2025 dated 10.01 .2025.

In view of the above made submissions by both sides and lor the reasons alike in the order in W.P.No.38 of 2025 dated \O.O1.2025, this Writ Petition is disposed of by setting aside the refusal order No.4O /2025 dated 24.09.2025 in furtherance of the impugned Letter No.B/9363/2O24 dated 3O.LO.2O24 and the respondent No.6 is directed to register and release the subject document in respect of subject property pending vide Document No.P-914 12025 dated 23.O9.2025, as expeditiousty as possible, preferably, within a period of four (4) weeks from the date of receipt of a copy of this order, subject to the I I petitioner complying the provisions of the Indian Registration Act, 1908 and Indian Stamp Act, 1899. It is made clear that mere registration of the document do not confer title on the subject propert5r and it is a,lso made clear that this order would not have any bearing on a-11 those matters where title/rights of '1 4 the parties arel pending before the authr r ties either in revision/appea.Ls for adjudication and in any other case this order also does not preclude the parties in asst r-ing their rights before a competent Court of law.
