RAMA SHARANA SHARMA Counsel for the Respondents: AGP FOR REVENUE The Court made the following: ORDER THE HONOURABLT SRI JUSTICE E.V.VENUGOPAL WRIT PEIITION No.25651 of 2O25 ORDER: Aggrieved by the action of respondent No.4 in not considering the petitioner's application dated 28.07.2025 seeking to allot the slot for executing the rectification of sale deed bearing No.569 of 2O2I, dated L9.O4.2O2L, to correct the Survey No.1l2a/l/2 as Survey No.1 lla/L /2 at Siddapur Village, Kothur Mandal, Rangareddy District. A consequential prayer is sought to direct respondent No.4 to fix the slot and execute tfre rectification as stated supra.
2. Heard learned counsel for the petitioner and learned Assistant Government Pleader for Revenue appearing for respondent Nos.1 to 4.
3. karned counsel for the petitioner submitted that the petitioner purchased an extent of Ac.2-24 guntas in Survey Nos.14La/2/2 (Ac.O- 3158 guntas), Survey No. 141a/ L (Ac.O-2971 guntas) and Survey No.lLLa/L/2 (Ac.L-O271 guntas) from one Mr.P.Ranga Reddy through registered sale deed uide No.569 of 2021, dated 19.O4.2O2L. Since the date of purchase, the petitioner has been in peaceful possession and enjoyment of the said property.

However, it is submitted that though the petitioner purchased land in ,survey No. 1 Lla/ I /2, it was inadvertently mentioned as / 2 survey No. 112a/ L /2 in td..e registered sare deed. on noticing the said discrepancy, the petitioner approached his vendor, who, upon verification, acknowledged that the error was clerical in nature and related only to the survey number, not to the identity or possession of the propert5r. Thereafter, the petitioner and his vendor approached respondent No.4, who is the competent authorigr to execute registrations under Dharani portal as well as present Bhu Bharati Ac! explained the same and requested to allot a slot for rectification of sale deed. Pursuant to the advice of respondent No.4, the petitioner submitted a written application dated 2g.02.2025 seeking allotment of a slot for the said purpose. Subsequently, the respondent No.4 informed the petitioner that there was no provision under the Bhu Bharathi Act,2025 for rectification of sale deeds, and advised him to obtain necessary directions from this court. Hence, the present writ petition is liled seeking a direction to consider his application for rectification of his sale deed.
5. karneci Assistant Government pleader for Revenue submitted that the Bhu Bharathi Act,2025 does not contain a specific provision enabling rectification of sa,le deeds. However, he submitted that the application filed by the petitioner may be considered by respondent No.4 in accordance with law, after issuing notices to all concerned parties and verifying the title and ownership particulars of the I t petitioner's vendor and thereafter taking appropriate action as per the 3 ,/ proced.ure contemplated under law'

This Court, having heard the learned counsel for the petitioner and learned Assistant Government Pleader for Revenue and upon I t perusal of the material on record., is of the opinion that though there is no express provision for rectification of a sale deed under Bhu Bharathi Act, 2025, tJre respondent No.4 is nevertheless bound to t I examine the petitioner's claim, particularly in respect of correction of the survey number from lL2 to 1 1 1, based on relevant records and survey rePort. T. Accordingly, ttre respondent No.4 is directed to conduct a detailed enquiry to veriff whether the petitioner's vendor is holding and conveying land situated in Survey No.l llallf 2, as claimed and shall issue notices to all concerned and interest parties, afford them sufficient opportunity of hearing, and thereafter pass appropriate orders in accord.ance with law. It is made clear that the respondent No.4 shall strictly verify whether the land purchased by the petitioner corresponds to survey No.llLalll2 and take appropriate action accordinglY. g. With the above directions, this writ petition is disposed of. There shall be no order as to costs.
