Considered the submissions of the learned counsei for the respective parties and perused the record' It is stated that petitioner No'2 purchased the land 3. admeasuring Ac.1.O0 gts., in Sy.No'342, situated at Tellapur Village, Ramachandrapuram Mandal, Sangareddy District through Agreement of Sale by paying valid sale consideration and when the vendor did not execute registered sale deed' he has instituted a suit uide O'S.No.220 of 2005 on the file of the Senior Civil Judge, Medak, seeking specihc performance and injunction and the same is decreed orr 17.12'2OO8 It is further I 2 stated that seeking execution of the said decree, petitioner No'2 has filed E.P.No.17 of 2A26 and thereby, a registered sale ileed was executed uide document No.385O of 2017, dated tO.O3.2Ol7. [t is further stated that out of the said land of Ac. 1.02 gts., petitioner No.2 sold an extent of 22OO sq. yards, equivalent to Ac.O.18 gts., to petitioner No.1. The case of the petitioners is that after purchasing the said property,'they have made onlinc applications bearing Nos. 25OOOO27O9, dated

77.O7.2025 and 25OOOO27O3, dated 17.O1.2025 respectiveiy, in the prescribed format of Dharani portal as per the provisions of the Telangana Rights in Land and Pattadar Passbooks Act,2O2O (for short, 'the Act, 2O2O) lor mutation of their names in the revenue records and consequential issuance of the pattadar passbooks in respect of the subject property. The grievance of the petitioners is that even after receiving the said applications, the respondents havc not mutated their names and issued pattadar passbooks in respect of the subject property. Hence, the present rvrit Petition.

5. into merits of the case, deems it appropriate to dispose of the writ petition directing the respondents to examine the said applications bearing Nos.25OOO027O9, dated 17 'Ol '2025 ard 25OOOO27O3, dated 17 .O1.2O25 submitted by the petitioners for mutation of their names and consequential issuance of pattadar passbooks in respect of the subject property as per the provisions of the Act, 2O2O, and if they fulfil all the requirements mentioned in CCLA's circular No'1 of 2O2! ' dated 15.O1.2021 and Circular No-1 of 2024, dated 28'02'2024' rhey shall consider the same and issue pattadar passbooks in respect of the subject property in accordance with the provisions of the Act, 2O2O or in accordance with the provisions of the Telangana Bhu Bharati (Record of Rights in Land) Act' 2025. In the event if the petitioners are not entitled for the same, the respondents sha1l pass a reasoned order and communicate the same to the petitioners' The said exercise shall be completed within a period of eight (O8) weeks from the date of receipt of a copy of this order' ] I I i !
