2. Considered the submissions of learned counsel for the respective parties and pemsed the record.

The case of the petitioner is that she is the owner and possessor of agricultural land admeasuring Ac.o-15 gts in Sy.No.B, Ac.1-00 gts in Sy.No. 11, Ac.0-05 gts in Sy.No.12 and Ac.1-O0 gts in Sy.No.44, total admeasuring Ac.2-2O gts situated at Narsapuram Village, Venkatapur Mandal, Mulugu (erstwhiie Warangal) District, having acquired the same under Sadabainama (unregistered sale deed) dated 1O.I2.2Oll.It is further case of the petitioner that she submitted application vide No.ROSO22003651029 dated I I l .1 2 07 .ll.2O2O, seeking regularization of Sadabainama and mutation of the subject lands in her name and also to issue Pattadar Passbooks. The grievance of the petitioner is that, even after receipt of the said application, till date, no action has been taken by the respondent aul horities. Hence the Writ Petition.

The learned Assistant Government Pleader for Revenue appearing for rcspondents has submitted that Telangana Rights in Lancl and Pattadar Passbooks Act, 2O2O (for short "the Act 9 of 202O") has been repealed and replaced with Telangana Bhu Bharati (Record of Rights in Land) Act, 2025 (for short "the Act I of 2025"1 and if the petitioner submits online application in the prescribed format in Bhu Bharati Web Portal and if the same fulhlls all the requirements of the Act I of 2025 and the Rules made thereunder, the respondent authorities will consider the same, in accordance with law.

In view of the above submissions, this Court deems it appropriate to dispose of this writ petition permitting the petitioner to make appropriate online application in the prescribed format in Bhu Bharati Web Portal, seeking regularization of sadabaianama, mutation of her name in revenue records and for issuance of pattadar passbooks in respect of subject lands. In the event of such application being made by the petitioner arrd if the same fulhlls ali i I I I : J the requirements under the provisions of the Act I of 2025 and the Rules made thereunder, the respondent-authorities shall examine and consider the case of the petitioner. In any event, if the apptication of the petitioner does not fulfill the requirements .of the Act 1 of 2025 and the Rules made thereunder, the respondent- authorities shall pass a reasoned order, in accordance with law and communicate the same to the petitioner. The entire exercise shall be completed within a period of three (03) months from the date of receipt of the application.
