2. Heard Mr. N. Praveen Reddy, learned counsel for petitioner and :Ms. Dara Haritha Kiran, learned Assistant Governmerit Pleader for Starnps and Registration appearing for respondent Nos.l to 5. There is no representation on behalf of ur:ofEcial respondents.

3. karned counsel for petitioner submitted that with respect to the. schedule properties in the writ petition, a suit bearing No,275 of 20..17 was filed by petitioner before the Principal District'Judge, Ranga Reddy District at L.B.Nagar. I.A.No.229 of 2OL7 in O.S.No.275 of 2017 was frled by petitioner before the III Additional District Judge, Ranga Reddy District'at L.B.Naga-r and on 2O.O3.2O|7, learned III Additional District Judge, passed interim order directing the parties to maintain statusguo. The said order was brougftt to t]re notice of respondent authorities. Inspite of sfafus quo order presented to the concerned Sub-Registrar, the Sub-Registrar entertained and registered the docrrrnents in respect of certain lands 3- . JAK,J W.P.No.6695 of 2O2L in ,/arious survey numbers, total lana admeasuring Ac-4'5-12 gts, sitrrated' at Gtrdur Village, Kandukur ',,: Marrdal, .R*g" Reddy District. Registration of such documents has been challenged ih this writ pbtition. 4- Inspite of service of notice, ro counter affidavit is forthcoming.

5. I-,earned Assistant Gorrer,nrnent pleader for Stamps ': and Registration invited attention of this eourt to a note pres;ented and attested by responder,rt No.4. The relevant conr:ents of the note are as follours: 'The petitioner under Para 7 alleged that the Respondents are rnaking alienations and the Sub Regisffar has registered mqr€ than 5O document No.35O I I 20 197 l92l2OL9, tS3S2l2O 1.9, s237 / /2O2o, 2B%/2O2O, tg2&2/2O2O, t32ss /2o2O, 1317 | l2gZO, 1STG|2O2L and 3875/2021 in spite of entr5r i* p-hibited properties It is submitted that it is incorrect to say that the properties registered ar.e part of suit schedute property'". All the above listed documents were part of the properties developed vide DAGpA No. yOgZll2OOT (Copy of EC submitted). Stoppage of registration of 4 JAK, J W.P.No.6595of X2l properties whictr Were sold in the saoe survey numbers and which are not part of the suit schedule propert5r is against tlre prihciples of natural justice. ln response to Para 8 it is submitted tl at there is no violation of C& IG Cir.Memo No.l/Gen. LI?OLO dated. 1O.03.2O10 or Registration Act or Rules in registration of documents after receipt of Stahrs quo orders. In response to Para 11 and. L2 it is submitted that once again tlre suit schedule survey ndmbers are entered in the prohibitory watch register as per the g.rders of this Hon'ble Court in I.A.No.L oft2021'IN W.P.No.6695 of 2O2l dated L9.O3.n21. 6. Heard learned counsels, considered the submissions and perused the record.

7. Ex.Pl is the docket order dated 2O.O3.2O17, passed in I.A.No.229 of 2OLT in O.S.No.275 of 2OIT by the ill Additional District Judge, Ranga Reddy District. The said order is as follows: "Heard. lssue ur-gent notice to Respondents. Meanwhitre both parties are directed to maintain stahrs-quo with regard to any kind of alienations." 5 JAK, J lff.P;Nq.6695 of ZOZL

8. tvhen an order of a competent court is in force 4nd if it is brought to the notice of Ere sub--Reistrar, trle sutrRegidtrar has to abide by the order. Ttre mdbr dated 2o-o3-2o17 is categorical with statuts qrc has to be maintained and no alienation is permitted.

It is contended that inspite of order dated 2o-o3-2o17 being brought to the notice of sub-Registrar, certain alienations have taken place, atrd the sub- Registrar has not abided by the ord.er of Court. ' ' 10' This court having perused. trre recgrd a'd con:sidered thr: submissions is of the opinion tlrat no alis112ti6n should have taken place or registration should hav,= been entertained once tJle sfafu.s Sre order was brought to the notice of the Sub_Registrar. Iearned counsel for petitioner submitted that respondent Nos.l to 5 ar€ r€gdred b follow the nde of law and t!6V cannot entertain arrd register documents in respect of the suit properties, wlrerein, tl:e competent Court i.e., III Additional District Judge, Ranga Reddy District at L.B.Nagar, by order dated 2O.O3.2O17 directed to maintain stafiisguo with rqgard to the schedule A propert5r and sctredule :B property with various survey numbers total admeasrrring Ac,.45.L2 gts, situated at Gudur Village, Kandukar Mandal, Ranga Reddy District.

12. Having perused tlle docurnents and having considered tl'e entire dactual matrix of the case, this Court is of the opinion ttrat ttre OIEce of Sub Registrar is bound to abide by the orders of the. Competent Court and cannot, by any stretch of imagination, proceed to register documents in cases where stafus guo has been granted in respect of the properties, u*ren it is made clear that ostattts quo is with regard to any kind of alienation(s)', in 7 -JAK, J W.P.No.6695 of 2i0/2t ottr.er words, there ca.nnot be arry alienafions. In view of the docket order dated 2O.O3.2OL7, any aliena made in respect of subject properties or parcels of land which are covered by the docket order are not,valid under the eye of law. tf such registration(s) are carried out inspite.of order dated 2O.O3.2O17, they cannot be held,to be v.alid : .,,, i.. negistration(s), they are hit by the provisions of the Aet.

13. karned counsel for petitioner iavited attention of this Court to circular dated 1O.O3.2O1O isstred by the OIfice of the Commissioner and Inspector General of Regfstration and Stamps, wherein, it is staGd that \ \ registering officers cannot proceed with tl,e regis&ations if F[igh Court or any other Civil Court restrains a person \ from alienating property and such ord.ers are brought to the notice of the registering offrcers or served on the registening officer. Keeping in view the circular dated 1O,.O3.2O1O and docket order dated 2O.O3.2OL7, this Court.is of the 8 JAK, J 1V.P.l{o-6695 ol2O2l considered opinion tl:at registering autlrorigr is not empowered to register arry documents when ttrere was a status quo order passed by a 31op"tgrt Court. Needless to state, the Office of Sub Registuar/reslrcndent No.4 shall not entertain any docunentF for registration, more so any kind of alienatior, h of tlle orders of Court.
